For brokers

Built by a broker, for brokers.

List a client's rent roll, show buyers the numbers, and keep your seller out of sight until they are ready.

Why Tom built it

Tomas Oliver runs a rent roll brokerage. He built RentRolli to fix three things he kept running into.

“When a buyer rang me about a book in south-east Melbourne, the first job was a morning on other brokers’ websites. Dozens of tabs, half of them out of date, and no way to compare one book with another. And when I had a good book to sell, I had no idea which buyers were even looking.”

“I needed to know whether a rent roll was any good before I spent a week on it. Fees against the area, landlord churn, arrears, how far the doors are spread. That is what the score does, in a couple of minutes, from the schedule you already have.”

“Introduce a buyer and a seller too early and you can lose the deal, or the seller’s staff hear the book is for sale before anything is agreed. I wanted both sides anonymous until they chose otherwise.”

Tom, in his words.

What changes for you

Buyers see the numbers. Your seller stays hidden.

One place buyers are already looking

Instead of your listing sitting on your own site and nowhere else.

Better questions

Buyers see the score, the fees, the doors and the spread, so the questions you get are better ones.

The enquiry still comes to you

Your seller stays hidden. You stay the point of contact.

Neutrality

Three rules that bind Tom.

  • We never contact your clients.
  • We never broker deals, take a commission, or advise either side.
  • Tom’s brokerage pays the same prices, is sorted by the same rule, and is scored by the same method as yours.
Read the rules and how they are kept

Discretion

Nobody learns who is selling until you say so.

Two-stage NDA

Your seller is named only after the buyer signs and you accept. Then the data room opens. Until both steps, the listing says Private Vendor.

Broker listing

Every brokered book carries a "Broker listing" tag, whether you show your agency or keep it private. Show it and your name and logo sit on the listing. Keep it private and the tag stays, with nothing that points back to you or your client.

Revoke at any time

Pull a buyer’s data room access from your dashboard and it closes at once.

The schedule

Three things worth knowing before you upload anything.

It stays on your computer. We read the file in your browser. The file itself is never uploaded or kept.

We keep only the figures the score needs. Rent, fee, vacancy, arrears, suburb and postcode for each property. Street addresses only if you choose to keep them.

The figures we keep are held with Supabase in Japan. We say so everywhere, including the privacy policy.

Step by step on the data page. What the score measures, and what it does not, on the method page.

Where we are up to

We would rather say this plainly: we are early.

Tom lists his own books here and has sold 4, with the paperwork done offline. The method behind every score is published, including what it does not measure. You can read it before you list anything.

Pay once. The listing stays live until you remove it or it sells. We don't offer refunds, so you see exactly what buyers see before you pay. Upgrade later and pay only the difference: $300 to Verified, $400 to Boost. No buyer is promised; Boost sells visibility, not a result. Full detail on the pricing page.

Nothing goes live without you.

You see the buyer's view of your listing before you pay. Nothing publishes until payment clears. If you would rather talk it through first, Tom will walk you through it on a call.
