The RolliScore

The score is free, and the same for everyone.

RolliScore reads a rent roll on five things: yield, stability, risk, compliance and how far the doors are spread. It comes from the schedule you already export from your property management software, and it lands as a number out of 100 with the reasons behind it. Every book is scored the same way, by the same published method, whether it belongs to a broker, a principal, or one of our founders. Paying changes what buyers see. It never changes the number.

Yield

Your average management fee against the benchmark for your area.

Density

How many doors you manage per postcode. Tight books are worth more.

Stability

Management income per door.

Risk

Arrears and vacancy.

Compliance

The state obligations you confirm are met. This carries the most weight.

What you are not buying

No buyer is promised. A listing puts your book where buyers are looking, with numbers they can read and a score they can check. Boost buys visibility, not a result, and the only scarcity is the five slots in the top band. Our co-founder's own brokerage pays the same prices and gets the same placement; the rules that bind him are on the neutrality page.
