RolliScore v1

How the score is made.

A RolliScore is a number out of 100 built from a rent roll's schedule and the figures its owner enters. Every book is scored by the method on this page, whoever owns it. Nobody at RentRolli can type a score in; the engine is the only thing that writes one.

This is version 1 of the method. Every stored score carries the version it was made under. If the weights change, the version changes, and this page says so.

Five dimensions, 100 points

Yield

Your average management fee against our benchmark for the area the book is in. Above the benchmark scores well; well above it scores full marks.

20

Density

Doors per postcode across the book. A tight book scores well. A book spread one door to a suburb scores low here however good the fees are.

15

Stability

Management income per door, a year. More per door scores more, up to a ceiling.

20

Risk

Arrears and vacancy. Both take points off in steps as they rise. A clean book keeps all 20.

20

Compliance

The share of your state’s obligations you confirm are met. Unconfirmed items count as not met. This is the dimension with the most weight.

25

Penalties

Taken off the total after the five dimensions are added.

Under 50 doors

A small book carries more key-person and churn risk.

5 points

Book far from the office

When the first property’s postcode is in a different district (5) or region (12) from the office postcode.

5 or 12 points

Disclosure skipped

When the seller chooses not to disclose arrears and vacancy.

5 points

Leasing fee under one week

Scaled by how far under one week’s rent the leasing fee is.

Up to 2 points

No advertising fee

2 points

Landlord concentration

When the book averages more than 1.3 doors per landlord, the whole score is multiplied by 0.92.

What the score does not measure

Anything that is not in the schedule or the figures entered. That includes the staff who manage the book, the systems they use, the terms of the management agreements and whether they are enforceable, the relationships with landlords, the condition of the properties, the trust account, and any dispute or claim.

Arrears, vacancy and compliance are as the owner entered them. We do not audit them. A Verified listing means the score came from an uploaded schedule by this method, not that we checked the schedule against the agency's records.

The score is a reading of the book as a business asset. It is not a valuation, not advice, and not a substitute for due diligence.

What we store when a book is scored is on the data page. The rules that keep the score neutral, including for our co-founder's own brokerage, are on the neutrality page.
